Retail Properties

Retail tenant standards

These standards keep our retail properties safe and welcoming for customers, tenants and their employees. They apply in all common areas, parking lots and sidewalks.

Safety and security

  • No smoking or vaping near entrances. Smoking and vaping are not allowed within 15 feet of any entrance, exit or operable window. Designated smoking areas, if any, are clearly marked.
  • No weapons. Weapons are not allowed on the property, except as permitted by applicable state law.
  • No alcohol or controlled substances in common areas. Drinking alcohol or using controlled substances in parking lots, sidewalks or other common areas is not allowed. This does not apply inside licensed tenant businesses.
  • Emergencies. Call 911 first, then contact property management. Cooperate with emergency personnel and follow their instructions.

Conduct

  • No loitering. Loitering in common areas, parking lots or entrances is not allowed. People who are not shopping or doing business may be asked to leave.
  • No disruptive behavior. Fighting, threats, intimidation, excessive noise or any behavior that disrupts tenants or visitors is not allowed.
  • Respect for everyone. Everyone on the property is entitled to a respectful experience free from discrimination or harassment based on any protected characteristic.
  • Proper attire. Shoes and shirts are required. Clothing with obscene or threatening words or images is not allowed.
  • Noise and music. Amplified sound in common areas needs written approval from property management. Music inside suites must not disturb neighbors.

Common areas and storefronts

  • No furniture or items outside suites. Tenants may not place furniture, seating, displays or other items on sidewalks, walkways or other areas outside their suites without prior written approval from the landlord. Unapproved items may be removed.
  • Cleanliness. Littering is not allowed. Tenants keep their storefronts and the area right outside them clean during business hours.
  • Signs and decorations. Exterior banners, signs or seasonal decorations beyond the standard storefront need written approval from property management and must follow local rules.
  • Soliciting. Soliciting, flyers, canvassing and petitioning need written approval from property management.
  • Photography and filming. Commercial filming or photography needs written approval from property management. Personal photos are fine.

Vehicles and parking

  • Employees park in the back. Tenant employees must park in the back of the lot during business hours so customers can park in front. Tenants make sure their staff follow this rule.
  • Customers and employees only. Parking is for customers and employees of the property's tenants. Other vehicles may be towed at the owner's expense.
  • No overnight parking. Overnight parking is not allowed without written approval from property management. Vehicles left overnight may be towed.
  • Accessible parking. Accessible spaces are only for vehicles with a valid disability placard or plate.
  • No skating or cycling on sidewalks. Skateboards, scooters and bikes are not allowed on sidewalks or walkways.
  • Property hours. The property is closed outside its posted hours. People on the property after hours without permission may be asked to leave.

Animals

  • Service animals welcome. Service animals are always welcome. Pets inside suites are up to each tenant.
  • Pets in common areas. Pets must be leashed, and owners must clean up after them.

Enforcement

Property management may ask anyone breaking these standards to stop or to leave. Repeat violations can lead to a ban from the property, and police are called when needed. Tenants are responsible for sharing these standards with their staff and customers; a tenant who doesn't may receive a lease violation notice.

Each property may post additional rules. These standards add to, and don't replace, each tenant's lease and applicable law. Questions? Contact us.
